
If you’ve been reading the Journal for a while, you probably already have a pretty good idea of how I look at real estate around Lake LBJ. I pay attention to what’s selling, what isn’t, where sellers are starting to negotiate, which neighborhoods make sense for different buyers, and—probably more than anything—what you’re actually getting for your money.
I’m also a Texas real estate sales agent with Central Metro Realty. I work with buyers and sellers throughout the Lake LBJ area, and my approach to real estate is pretty much the same as my approach to this Journal: pay attention, know the area, be honest about what I’m seeing, and help people make good decisions.

How I Help
Buying or selling a home around Lake LBJ can get complicated pretty quickly. Waterfront, golf communities, resort areas, acreage, older homes, new construction—they all come with different considerations. My job is to help you sort through those differences, understand what matters, and recognize the things that may not be obvious from a listing or a set of photographs.
I’m not interested in talking someone into a house. I’d much rather help you understand what you’re looking at, point out the good and the bad, and let you make a decision with your eyes open. Sometimes that means finding the right property. Sometimes it means knowing when to walk away.
What I Pay Attention To
I pay attention to the things that tell you more than the asking price ever will. How long has a house been sitting? Has the price already been cut? What has actually sold nearby, and what did it sell for? Is there a reason one neighborhood is moving while another one isn’t? And sometimes the most useful question is simply: why hasn’t this house sold?
Around Lake LBJ, two homes with similar prices can be completely different purchases. Waterfront, golf, resort areas, acreage, condos, older homes, new construction—they all have their own quirks. I spend a lot of time looking at those differences because that’s usually where the interesting part of the story is. And, frankly, it’s often where the opportunity is too.
