There are things you can build, and there are things you just have to wait for.
409 Turquoise has a little of both.
The house sits on .63 acres along the golf course in Horseshoe Bay West, surrounded by landscaping that has had years to become part of the property. There are mature oaks, of course, but that’s only part of it. Hedges have grown into privacy walls. Wisteria has grown over an arbor between the house and detached garage until the walkway underneath feels almost like a tunnel.
You can build the arbor. The wisteria has its own schedule.
That’s increasingly hard to duplicate around here. New construction can give you the latest finishes and a clean slate. It can’t give you a twenty-year head start on everything growing outside.
And somehow, this property feels considerably larger than the numbers suggest.
I think a lot of that comes from the way it’s laid out. The house sits comfortably in the middle of the property rather than feeling pushed onto one side of it. On the golf-course side, the living room opens toward a long covered porch with an outdoor fireplace, mature landscaping and the course beyond. Turn the other direction and the dining room opens to a separate courtyard and another outdoor space altogether.
Then there’s the detached three-car garage, with roughly 1,000 square feet of finished flex space above it—two large rooms, a galley kitchen and a full bath. The garage has its own approach, while the main house has a circular drive out front. The wisteria-covered passage ties everything back together.
It feels a little more like a compound than a house on a lot.
I’ve noticed that reaction with people walking through it. More than once, someone has questioned the numbers after arriving. The lot feels bigger. The house feels bigger. Even people looking for more space have been surprised by how much room the property seems to have once they’re standing in it.
That’s usually a pretty good indication that the layout is doing something right.
And I think that’s what I like most about this one. There are plenty of things a future owner could change if they wanted to. Paint can change. Kitchens change. Styles certainly change.
Wisteria is considerably less interested in your remodeling schedule.
Some properties are impressive because everything is new.
409 Turquoise makes a pretty good argument for the things that aren’t.
